Finance Manager, Investments - Data Center Development (Dallas)
Level: Manager (flexible) | Type: Full Time, Direct Hire | Location: Dallas, Texas, office-based | Range: approx. USD $160,000 base, plus performance bonus
The role
Our client develops, builds and powers large-scale data center campuses. It secures land and power, delivers the campus and leases it to hyperscale customers on long-term contracts. The company is growing from about twenty people to well over two hundred over the next two years, and it is now building the capital structure behind that growth: project-level financing, securitizations and equity raises, and the underwriting discipline that decides which sites get built.
This is the company's first dedicated investments hire. Today the executive team carries the underwriting, property analysis and investment committee preparation itself. You take that on: underwriting new developments and acquisitions, analyzing the sites and campuses the company commits to, working with the commercial team on pricing, and building the analysis and memoranda behind each investment committee decision. You work directly with the executive team, the commercial team and the Board, with growing exposure to lenders and investors as financings progress.
You report to the VP / Director of Finance and work in the Dallas office alongside the President. There is no team beneath this seat on day one; an analyst hire is planned.
What you will own
- Underwriting of new data center developments and acquisitions: project-level models covering development cost and phasing, power, operating assumptions, customer economics and risk.
- Property and site analysis of land, campuses and acquisition targets, including development cost, power delivery, lease economics and downside cases.
- Pricing work with the commercial team on lease pricing, customer economics and deal structures, so commercial terms reconcile with the underwriting.
- Investment committee memoranda, and the investment committee process itself: papers, assumptions, approvals and post-decision tracking.
- Board and Executive Committee materials and the analysis behind investment decisions.
- Analysis of acquisitions, joint ventures, development projects and new market entry.
- Support on corporate and project-level financings, working across development, construction, commercial and legal to keep underwriting assumptions current.
What we require
- A degree in finance, accounting, economics, engineering or a related field.
- Experience in investment banking, infrastructure or real estate investing, project finance, private equity or strategic finance.
- Advanced modeling and valuation.
- Sponsor-side underwriting experience: you have underwritten assets that did not yet exist, with construction cost and phasing in the model, not only companies or assets that already operate.
- Commuting distance to the Dallas office.
What will set you apart
- Direct experience in digital infrastructure, power and utilities, real estate, investment banking or private equity.
- Evaluating large-scale infrastructure, energy and power, digital infrastructure or real estate investments.
- Investment committee or equivalent approval processes.
- Power as a constraint: in this asset class the risk that decides outcomes is power delivery against lease commencement, not tenant credit.
Location
Dallas, Texas, in the company's Dallas office with the President and the leadership team. Commuting distance to Dallas is required.
Compensation
Approximately USD $160,000 base salary, plus a performance bonus. Full time, permanent.
