Financial Analyst, Investments - Data Center Development (Dallas)
Location: Dallas, Texas | Office-based, commuting distance required
Industry: Data Center Development | Investments and Infrastructure Finance
Employment: Full-Time, Direct Hire | Analyst
Compensation: USD $100,000 to $110,000 base | Comprehensive benefits package
The Opportunity
We are partnering with a company that develops, builds and powers large-scale data center campuses and leases them to hyperscale customers on long-term contracts. It is building the capital structure behind a fast-growing portfolio: project-level financing, securitizations and equity raises, and the underwriting discipline that decides which sites get built.
The investments team in Dallas is new, and it is adding two Financial Analysts. You will build and own the models behind each campus development and acquisition the company considers, and you will produce the analysis the investment committee relies on to decide.
You work directly with the Finance Manager, Investments and the executive team, with growing exposure to the Board, lenders and investors as financings progress.
What You'll Own
- Project-level financial models for data center developments and acquisitions: development cost and phasing, power delivery, operating assumptions, lease economics, returns (IRR, NPV), sensitivities and downside cases.
- Site and property analysis for land, campuses and acquisition targets.
- Investment committee memoranda, plus Board and Executive Committee materials and the analysis behind them.
- Lender and investor reporting as financings close.
- Portfolio and asset-level performance tracking against the original underwriting.
- Support on corporate and project financings as they arise.
What You Bring
- About two years in investment analysis, underwriting, investment banking, real estate or infrastructure investing, project finance, private equity or corporate development.
- Advanced Excel modelling and valuation skills, and the confidence to own a model end to end.
- A degree in finance, accounting, economics, engineering or a related field.
- Rigour in the detail. The models and memoranda you produce will drive real investment decisions.
- Based in, or commuting distance to, Dallas, Texas. The team works from the Dallas office.
Who Gets Our Attention
Analysts who have already worked on real assets: data centers, power and utilities, real estate or infrastructure. Capital-side backgrounds (investment banking, private equity, infrastructure or real estate investing) stand out, particularly where you have underwritten an asset that did not yet exist and had to model construction cost and phasing to do it.
The Person
You are hands-on and the work is yours to do. You can hold your own in front of senior leaders and carry several workstreams at once without dropping the detail. You want to know what the numbers mean for the business, and you ask.
Why This One?
In a bank or a large platform, underwriting, pricing and the investment committee sit in different teams. Here you work across all of it, on a small team with direct access to the people deciding what gets built, while the company scales its portfolio and its capital structure at the same time. Two analyst seats are opening together, so you build alongside a peer on a team that is still taking shape.
Location
Dallas, Texas, office-based, working from the company's Dallas office with the investments team and leadership. Commuting distance to Dallas is required.
Compensation
USD $100,000 to $110,000 base salary. Full-time, direct hire.
